South Albury has two kinds of water to think about. AlburyCity's flood page says it is subject to local catchment flooding as well as inundation from the Murray River, and that it is partially protected by a levee. For land in South Albury, “what does the council say about flooding here?” is a fair question to put to whoever quotes.

Land Surveying around South Albury

The council's page (read 7 October 2026) says the Albury Local Government Area contains several catchments that drain to the Murray River, which is the southern boundary of the area, and that each catchment experiences flooding as a result of rainfall over the area (local catchment flooding) and high flows in the Murray River (riverine flooding), which inundates the southern fringe of each catchment. It names South Albury with West Albury and the Lavington Drains as liable to significant flooding.

None of these pages mentions a land survey for a given lot, so what follows is our inference, not a rule: partial protection by a levee is not a statement about any lot, and the page does not say what the levee protects a given lot from. Ask the council what it says about the land you have in mind, and ask the provider what a survey will show: a survey of boundaries is a different question from a flood level, and nothing we read says one answers the other. The page describes an area, not an address.
