Deposited Plans and Easements in Albury

Spatial Services says surveyors use survey marks to establish the accurate location of property boundaries and that this information is recorded on a Deposited Plan, which forms the delineation of a property title and defines the boundaries of a land parcel. It also lists part of a property used for a specific purpose, like an easement or lease, as a case in which survey plans are required.

What deposited plans in Albury actually involves

We read the Spatial Services pages on 7 October 2026. Neither defines an easement or says how one is created, so we state nothing about that. AlburyCity's list of documents for a Subdivision Certificate application includes an 88B Instrument, required if restrictions are to be imposed on the title.

For you as the owner

Say in your enquiry whether part of the land is to carry an easement or lease, or whether you want to know where a boundary lies. Ask to see the Deposited Plan for the lot: Spatial Services says it is where the boundaries are recorded.

A strip of lawn along a back fence with a painted line, a row of pegs and a drain pit lid — deposited plans and easements, Albury. Illustrative example.

What this page does not say

Spatial Services does not say in these pages that a survey plan is required in no other case, what an identification survey is, or who may lodge a plan. We state none of those. The who prepares a survey plan page sets out what the Act, the Board and Spatial Services say.

Nothing we read ties Deposited Plans or easements to one Albury locality, so this page makes no local claim. The council's own steps are on the subdividing page.

Before any survey: check the person is registered with the Board

The Surveying and Spatial Information Act 2002 (NSW) says, in section 21(1), that a person must not carry out a land survey for fee or reward, or advertise that he or she is willing to, unless the person is a registered land surveyor. The Board of Surveying and Spatial Information's pathway to registration page describes how a surveyor becomes registered. Ask whoever quotes whether they are registered.
