What land subdivision survey in Albury actually involves
We read AlburyCity's subdivisions page on 7 October 2026. It says a Subdivision Certificate certifies that a plan of subdivision has been completed in accordance with the relevant development consent conditions or complying development certificate, and also authorises registration of the plan with NSW Land and Property Information. It says the subdivision will need to meet the requirements of the Albury Local Environmental Plan 2010 and the Albury Development Control Plan 2010, and that part 4 of the Plan has the requirements for torrens title subdivision including a Lot Size Map. We could not read the Plan (the copy saved is a one-page status sheet with no plan text), so we state no lot size and no zone rule.

The council's list for a Subdivision Certificate application also includes soil classification reports for each lot, required for subdivisions of 5 lots and greater.

Ask who will prepare the survey plan and whether they are registered with the Board (the who prepares a survey plan page sets out what the Act, the Board and Spatial Services say), what the quote covers, and which of the council's steps you are expected to handle. Before any survey: check the person is registered with the Board
The Surveying and Spatial Information Act 2002 (NSW) says, in section 21(1), that a person must not carry out a land survey for fee or reward, or advertise that he or she is willing to, unless the person is a registered land surveyor.
